The Seaside Residences floor plan designs will cover a mixture of unit types across its estimated 840 units. Currently the layouts are not available yet, pending final approval. Seaside Residences will be 27 storeys tall, rising high above the East Coast Park & Beach. Its site has several natural advantages:

  • It is longish on the side facing the sea, while being narrow in its depth. This means a lot more of the units will be able to get sea views, than if the site had been narrow and deep. In fact the developer has said that they intend to maximise the number of sea-view units.

  • The thinness of the site will also allow winds and sea breezes to flow through.

  • The side facing the sea is tilted slightly to the south-east. Which means that units here can minimise effects of the west afternoon sun, making them cooler & more comfortable to live in.

In general, the bushes & trees of East Coast Park are around 6 to 7 storeys high. So for sea-facing units, if you wish to get units with views, get those from around at least the 9th floor upwards.

Seaside Residences layout – Condo facing and views suggestions

There are 2 main facings for Seaside Residences.

Condo facing (1) East Coast Park – Sea View – The condo site will be designed to optimize the full frontal sea view. However, there are many tall rain trees along East Coast Parkway expressway (ECP) which are in between the condo and coast line. The trees may potentially obstruct sea views on the lower floors. Please aim for 8th floor and higher to minimize this impact.

Condo facing (2) Victoria School – Please note the school is approx 6 storeys tall (excluding roof). If you prefer quieter school facing side and wish to have an unblock view, please aim for at least 8th floor upwards to have sufficient buffer against the height of the school roof from blocking your view.
